Debutant Condo project in Dunearn Road in Bukit Timah Turf City

Fancy living in the prime Bukit Timah area but find the options relatively limited? Well, the government is expected to inject some 15,000 to 20,000 public and private homes in a new housing estate at Bukit Timah Turf City in the coming decades to cater to housing demand and meet the aspirations of households to live closer to the city.

The first private housing project that will come up in the new precinct is a choice plot in Dunearn Road, which can yield an estimated 380 new residential units. In a government land sales (GLS) tender that closed on 26 June 2025, the site attracted nine bids, with the top bid of $491 million submitted by a joint venture comprising of CSC Land Group, Sekisui House and Frasers Property. The top bid land price translates to a land rate of $1,410 psf per plot ratio (psf ppr).

Urban planners have indicated that the Bukit Timah Turf City precinct will be car-lite, pedestrian-friendly, and well-served by public transport. It will also be planned as a "10-minute neighbourhood" where most amenities will be within residents' reach within 10 minutes' walk.

A pace setter in an exciting new estate

Being the first project to be rolled out in a new housing estate, this site has a real chance of being a pace setter. In all likelihood, developers who are bidding for future sites in the area will look to this Dunearn Road plot as a reference point, when they tender for sites or price units for sale. Homebuyers and investors may potentially secure a first-move advantage by buying into the first new launch in the neighbourhood.

Bukit Timah Turf City is earmarked to be transformed into a new high-density housing estate, where homes, heritage, nature, public spaces and amenities are sensitively integrated, according to the Urban Redevelopment Authority (URA). As the new precinct takes shape, more commercial offerings will likely be built to support the needs of the residents.

In addition, Bukit Timah Turf City is also near to Beauty World, where a myriad of retail and dining options can be found. In particular, a new mall Bukit V in Jalan Anak Bukit (part of a mixed-use development comprising The Reserve Residences) will offer about 174,000 sq ft of total net lettable area, and could see a variety of offerings from supermarket, to F&B, fitness, and retail. There are also several existing commercial offerings around Bukit V, including Bukit Timah Shopping Centre, Beauty World Centre, Beauty World Plaza, Bukit Timah Plaza, as well as shops around Cheong Chin Nam Road.

Schools

Perhaps one of the most compelling attributes of projects in Bukit Timah Turf City is their proximity to a wide selection of popular schools. They include Methodist Girls' School, Nanyang Girls' High School, Raffles Girls Primary School, Hwa Chong Institution, National Junior College, Ngee Ann Polytechnic, and the Singapore University of Social Sciences. These schools cover nearly all levels - from primary to secondary and tertiary education - providing convenience to young couples, and families with young kids or school-going children.

Close to nature

In developing the new precinct, the URA has indicated that most of Eng Neo Avenue Forest and greenery in Bukit Tinggi will be retained, and that green recreational spaces will be safeguarded. Apart from greenery in the area, the new housing precinct is also not far from major green spaces, such as the Rail Corridor (Bukit Timah), Bukit Timah Nature Reserve, the Central Catchment Nature Reserve, and the Singapore Botanic Gardens which will offer recreation options, including hiking trails, picnic spots, and kayaking at MacRitchie Reservoir.

Meanwhile, plans are afoot for a new linear park along the Bukit Timah Canal - the Bukit Timah-Rochor Green Corridor - to eventually connect Bukit Timah (from Rifle Range Road) to the Kallang Riverside Park. The corridor is envisioned to meander through the forested setting, to allow visitors to enjoy a leisurely stroll amid nature, according to the National Parks Board.

Connectivity

Bukit Timah Turf City will be served by two MRT stations, being the existing Sixth Avenue MRT station on the Downtown Line (DTL), and the future Turf City MRT station on the Cross-Island Line (CRL) which is slated to be ready in 2032. The authorities said that road improvement works will be carried out to support both existing and new developments in the area. In particular, the Dunearn Road plot is around 500 metres from the Sixth Avenue MRT station.

The project will have a prominent frontage on to Dunearn Road and easy access to highways. A drive from the site to Raffles Place is estimated to take about 25 minutes via Dunearn Road and Havelock Road, while Orchard Road is about 12 minutes' drive away via Dunearn Road and Stevens Road.
